How do I obtain a Building Permit?

What is required for a building permit?
You must complete the building permit application, along with two site plans, including line boundaries, two construction drawings, proof of Worker’s Compensation,
stamped/sealed drawings, and a signed inspection schedule. Please note that an incomplete application may be denied and returned for corrections. Please allow up to 15 working days for approval or denial of residential permits and 30 days for approval or denial of a commercial permit. Twenty-four hour notice is required for all inspections. A Soil Erosion and Sediment
Control Plan may be required if the plan meets the criteria set forth by the East Brandywine Township Ordinance.
What regulations do I need to follow to install a fence?
A fence over 6 ft. in height requires a zoning permit. Any fence must be placed outside of the road
right-of-way and out of the site triangle. Please contact the Roadmaster at 610-269-8230 Ext. 7 for information pertaining to the road right-of-way. The Township also suggests that you place the fence at least 1 ft. from you property line to ensure you can maintain the fence without encroaching on your neighbor’s
property.
Do I need to get a permit to install
an uncovered porch or patio?
Yes, a zoning permit is required. The fee is $75.
Do I need a building permit to replace an existing roof?
If you are replacing more than 25% of an existing roof you will need to obtain a permit. In addition, you will need a permit if you are doing any structural changes such as replacing the plywood. Dumpsters or some form of disposal system must be present on site for disposal of the building material.
Do I need to building permit for a shed or accessory structures?
Sheds are considered accessory structures without permanent foundations. A Zoning Permit is required for a shed. The fee for sheds less than 192 sq. ft. is $50.00. For sheds greater than 192 sq. feet or greater the fee is $75.00. You must submit a plot plan and have a setback inspection and final inspection for all sheds.
A building permit must be obtained for other accessory storage structures such as garages, barns, or similar uninhabited structures with permanent foundations.
Gazebos, Pergola’s and other similar accessory structures require a zoning permit and cost $50.00.
What do I need to provide to construct a deck?
You must obtain a building permit and show construction detail, footer depth, framing detail, beam specifications, ledger board size and attachment, railing height, size of balusters and spacing and rise, run, and floor boards for stairs.
Do I need a Use and Occupancy for Home Re-sales?
East Brandywine Township does not currently require U & O’s for re-sales.
Do contractors need to be licensed to work in East Brandywine Township?
Not at the present time, with the exception of plumbers who are installing sewer connections for residents in the Guthriesville Sewer District.
Do I need a permit for a swimming pool?
A permit is needed for all in-grounds swimming pools and above ground pools more than in 4 ft. depth. Hot tubs and spas require a zoning permit.
Any pool with a water depth of 24" or greater requires some type of barrier.
